An opportunity to acquire a development site with outline planning permission (Ref.18/1336/OUT) for the construction of 3 dwellings in a popular residential area in the Pinhoe region of the city.

The site is located to the east of Chancel Lane and to the north of existing residential dwellings on Venny Bridge road and to the south of the Exeter to Honiton railway line (London Waterloo line). It is within easy reach of the City centre, local schools and shops.

The means of access into the site was determined as part of the planning application process, however, all other matters such as appearance, landscaping, layout and scale (the reserved matters) are to be submitted prior to June 2022.

The current owners of the site had envisaged developing three detached, 3-bedroomed bungalows on the site, due to demand and lack of competition for bungalow sales within the area, and have drawn up some potential plans for a scheme (as illustrated on the following pages). Alternatively the site could be developed by building three detached houses, similar to that shown on the illustrative block plan that accompanied the planning application.


Please note that there is an overage payment due to the previous landowner of 50% of anything achieved over £265,000 for the sale prices of each of the finished dwellings.
