An oven ready greenfield development opportunity with the benefit of reserved matters planning permission for 8 new dwellings with the planning permission having been lawfully commenced. The site is located in the sought-after village of Frogmore which is situated at the head of Frogmore Creek off the Kingsbridge Estuary.

The site lies on the edge of the village of Frogmore, immediately to the east of a recently developed housing site now known as Creek Close. The approved plans are for a mixture of detached and semi-detached houses with the provision of 2 on-site affordable social rented homes (Plots 3 & 4). The site is being sold in 3 parcels with the vendor retaining the new estate road and communal green spaces. The purchaser will have full access rights to the estate roads, pavements and communal green spaces and the right to lay and connect underground utilities and drainage.

The purchaser will be responsible for constructing the estate roads, including the adoptable section of road, within an agreed and specified timeframe, and be responsible for the adoption process of the road. The purchaser will also be responsible for landscaping all green spaces, including all planting. The vendors will also retain step-in rights to construct the road and extend the mains water pipe, if it hasn’t been done within the agreed timeframe, at the purchaser’s expense. The vendors will install new stock fences around the site to separate the site from the wider field and relocate the field gate to the new location, as consented. Temporary access for the removal of soil/spoil from the site via the adjacent fields can be made available with prior arrangement with the vendors.


The owners have lawfully commenced the planning permission in early June 2024 by digging trenches for the foundations of Plot 5 garage and a certificate of lawfulness (Ref. 1839/24/CLE) has been granted on 5th August 2024.
