PRIME RESIDENTIAL DEVELOPMENT LAND - This retirement sale offers an opportunity to acquire a fully serviced, relatively level site extending to approximately 0.55 hectares (1.36 acres). It is situated in Lizard village which is Cornwall’s most southerly point in this area of outstanding natural beauty. PLANNING: A scheme for 27 dwellings was historically sketched up by a developer (who has since ceased trading) for the site (see below), and a scheme for 11 dwellings (including 4 affordable and 7 self-build market plots) was submitted by the vendor as an outline planning application (Ref.PA14/02356), although this was recommended for approval planning was not granted due to protracted S106 negotiations regarding the estate road.

There have recently been a few pre-application enquiries for residential development of the site - PA16/03251/PREAPP, PA17/00987/PREAPP and PA17/02021/PREAPP. The general conclusion from these pre-applications is that residential development of the site would be acceptable, subject to the requirement of 30% affordable housing.
