Clyst Honiton - Plot Adjacent To The Old School

An opportunity to acquire a building plot with the benefit of outline planning permission for a detached house. The plot is located within Clyst Honiton, a small village just to the east of Exeter near the Airport. The road to the front of the plot is now a no-through road since the south east end of the road was recently blocked up following the construction of the Clyst Honiton bypass.

The plot is relatively level and comprises part of the land associated with the use of The Old School House which has now been converted into offices and sits opposite the St Michael and All Angels Church.

An illustrative plan accompanied the outline application, although all matters are still reserved for future approval, and the plan showed a four- bedroom detached house with a gross internal floor area of approximately 156sqm (1,679sqft). It also showed plot dimensions of approximately 11.47m x 32.14m (although all dimensions should be checked on site).

Outline planning permission was granted on 18th November 2021 via an appeal (Ref.APP/U1105/W/21/3279651) following a decision by East Devon District Council on 8th July 2021 to refuse permission. The appeal was allowed in accordance with the terms of the application (Ref.21/1125/OUT) and subject to the planning conditions detailed.
