Rosudgeon - Land Adjacent To Stanhill
KLP are delighted to be able to offer to the market this development site with the benefit of outline planning permission for 5 detached houses in this sought-after location on the south western Cornwall coastal area.
The illustrative block layout plan that accompanied the outline planning application proposes 5 detached houses running parallel with the main road across the site with one access off the main road serving all 5 properties and an internal footpath running inside of the existing road hedge and linking either end of the site. The site is accessed directly from the A394 Penzance to Helston Road. It is relatively level and extends to approx. 0.38 ha (0.94 acres).
Rosudgeon is located on the south western Cornish coast between Penzance (c. 6 miles) and Helston (c.7 miles) on the main A394 road. It is situated within close proximity to the beautiful coastal areas of Marazion, St Michaels Mount, Prussia Cove, Kenneggy Sands, Praa Sands and Cudden Point, and is only c. 10 miles to the south of St Ives on the north coast. This is an area of historical interest both ancient and modern, with Celtic heritage and more recent industrial relics plus a long association to the arts; notably the Newlyn School, the Arts and Crafts movement and more recently the Tate Modern at St. Ives. Numerous artists live, work and exhibit locally. The far west of Cornwall is an acknowledged and upwardly-mobile centre for tourism with agriculture and fishing remaining important to the local economy. Rosudgeon is on the bus route for both Helston and Penzance which both have a good range of shops, schools and amenities plus there are primary schools in the nearby villages of Germoe and St Hillary.
An appeal was allowed (Ref.APP/D0840/W/16/3156575) by The Planning Inspectorate on 15th December 2016 against a refusal to grant outline planning permission (Ref.PA15/11524) dated 23rd February 2016 by Cornwall Council, for residential development of five dwellings on land between Stanhill and Kimberleigh, Rosudgeon, TR20 9PA.
A subsequent outline planning application (Ref. PA16/05821) following the initial refusal, was submitted for residential development with an illustrative block plan showing 2 large detached houses parallel to the main road. This application was granted planning permission by Cornwall Council on 9th August 2016.
Please note that neither of these planning permissions has any associated unilateral undertakings (Section 106) for contributions or any requirement for affordable housing.
